What we inspect
Accessible building elements and agreed diagnostic checks
We assess accessible building elements and services within the agreed scope, using a systematic visual inspection and appropriate diagnostic checks. We record areas that could not be inspected and identify any need for more detailed investigation.
Plumbing and drainage
Accessible supply and pipework, drainage runs, sewer connection or fossa séptica, tanks and pumps, assessed for visible condition within the agreed scope.
Windows, doors and joinery
Condition, operation, glazing, seals, shutters and security, and the materials they are built from.
Ventilation and indoor conditions
Accessible ventilation and the conditions that contribute to condensation. Any additional monitoring is a separate arrangement, agreed before the visit.
External works and boundaries
Terraces, retaining walls, drainage falls, pools and pool plant, outbuildings and site drainage, assessed for accessible physical condition.

What the inspection does not cover
Observations of boundaries, drainage and private water systems relate to accessible physical condition. Legal boundaries, approvals, title and any specialist sampling or laboratory analysis are separate matters unless expressly included.
Our inspections assess accessible areas and the conditions present at the time of the visit. Furniture, stored items, fixed finishes, weather and disconnected services can limit the assessment. We record material limitations and recommend further investigation where needed. A non-invasive inspection cannot guarantee that every concealed defect will be identified.

Assessing the property in front of us
Construction methods vary between countries and between individual Portuguese properties. We explain the building’s materials, condition and relevant risks without assuming that you already know the local terminology.
Our assessment is tailored to the age, construction, exposure and condition of the property rather than a general assumption about Portuguese buildings.
Relevant concerns may include moisture and ventilation, older masonry and its behaviour, concrete deterioration in exposed locations, terrace waterproofing, private drainage and water supplies, and alterations made to the original building. Which of these apply depends on the property.

The approach is the same; the relevant risks are not. An apartment, a quinta and a part-completed new build each raise different questions, and the scope is agreed accordingly.
Timing
Arrange the inspection before you are committed
Where possible, arrange the inspection before signing the CPCV — the contrato promessa de compra e venda — or making another binding purchase commitment. Your Portuguese lawyer should advise on the contract, any deposit, conditions and relevant deadlines.
Findings available before signing can inform discussions about condition, price and repairs. An inspection can still be useful after a contract has been signed; your lawyer should advise on the options available under that agreement.

Is this the same as a valuation?
No. A valuation provides an opinion of value. A property inspection focuses on condition, observed defects and recommended actions. One should not be treated as a substitute for the other.
Will the report help me renegotiate?
The findings can support discussions about price, repairs or purchase terms. They may also help you decide not to proceed. The report does not guarantee a price reduction or recovery of the inspection fee.
