Damp can have more than one cause, and the right repair depends on understanding where the moisture is coming from. We investigate the accessible building and explain the likely causes, the limitations and the recommended next steps.

Understand the cause before choosing the repair
A repair chosen before the moisture source is understood can be money spent on the wrong problem. Treating a wall for one mechanism does nothing if the water is arriving by another route, and the stain returns.
Condensation, rainwater penetration and moisture from the ground are useful categories to consider, but they are not the only possibilities — plumbing leaks, drainage defects and construction details can all contribute.
We investigate the accessible building, interpret appropriate measurements and explain the likely causes, the limitations of what could be assessed, and the recommended next steps.
Where moisture comes from
Common sources of moisture
More than one source may contribute to the same area of damp. We consider the observations together and identify any further checks needed before repairs are specified.
Condensation
Condensation forms when moisture in the air condenses on a sufficiently cold surface. Assessment considers room conditions, surface temperatures, ventilation and heating, rather than treating the appearance of mould alone as a diagnosis.
Rainwater penetration
Water entering through the building fabric from outside: roof defects, cracked render, blocked gutters, defective flashing or a terrace membrane past its life. Often, though not always, worse after rain and localised to one area.
Moisture from the ground
Moisture can move upward through porous masonry from the ground. Low-level staining or salts may prompt investigation, but the cause must be assessed alongside construction details, ground levels, drainage and other possible sources.
What we consider
The factors that affect moisture in a property
Exposure, construction, insulation, heating, ventilation and occupancy all affect moisture conditions. Some properties also have defects in roof drainage, render, terraces or plumbing.
We assess the combination relevant to the property in front of us instead of assuming that all Portuguese homes behave alike. Two apparently similar properties in the same street can have quite different moisture conditions depending on how they are built, heated, ventilated and used.
Where the property has been closed up, recently redecorated, or heated differently from normal in the days before the visit, that affects what can be observed. We record those conditions in the report.
The investigation
How an investigation can work
Which of these is useful depends entirely on the property, what is accessible and the conditions on the day, so the scope is agreed when we quote. Each answers a different question and none is conclusive on its own.
Thermal imaging
Thermal imaging records surface temperature patterns. We interpret relevant anomalies alongside the building’s condition, other measurements and the conditions during the inspection; a thermal image alone is not a conclusive moisture diagnosis.
Moisture readings
Moisture readings compare affected and reference areas, taking account of the material and the instrument’s limitations. Any probing, sampling or opening-up beyond a non-invasive scope has to be agreed separately.
Humidity and dew point
Air temperature, relative humidity and calculated dew point help assess condensation risk alongside surface temperatures and the conditions at the time of inspection.
Physical inspection
Accessible roof details, drainage, walls, ground levels, plumbing and ventilation. Where the evidence is inconclusive, we explain what further investigation or monitoring may be needed.

Cost guidance is indicative and intended for planning; detailed quotations may be needed before works are commissioned.
Where more than one cause appears to be contributing, we say so rather than forcing the finding into a single category, and we give you the order to address them in.
The report explains the findings and recommended next steps, with relevant photographs and measurements where obtained within the agreed scope. It also records material limitations and any need for further investigation.

The inspection is not a medical assessment or a laboratory identification of mould. Visible mould and damp-related damage deserve investigation of the building conditions and the moisture source. Concerns about symptoms or individual health should be discussed with a qualified healthcare professional.

Frequently asked questions
The seller says it is just condensation. Is that reassuring?
Not on its own. Condensation is one possible explanation, but water ingress, plumbing leaks and other sources should also be considered. We assess the available evidence and explain whether the likely cause can be identified or whether further investigation is needed.
Can you survey a property I have not bought yet?
Yes. If damp is your specific concern we can carry out a focused damp investigation, or include it as part of a full pre-purchase inspection if you want the accessible areas of the whole building assessed.
Will you tell me what it costs to fix?
We give indicative cost guidance intended for planning, and we are clear about where the range is wide because something cannot be confirmed without opening up. Detailed quotations may be needed before works are commissioned. We do not carry out the repairs ourselves.
Is winter the only time you can assess damp?
No. An investigation can still be useful outside winter, but the evidence available depends on weather, occupancy, heating and recent rainfall. We record those conditions and explain when repeat measurements or observation during different weather would be helpful.
