Pre-purchase inspections · Portugal

Pre-purchase property inspections in Portugal

Before you commit, gain a clearer understanding of the property’s condition. We assess accessible areas and explain the findings in plain English, helping you consider repairs, further investigation and your purchase decision.

Why it matters

A viewing may leave important questions unanswered

A viewing may leave important questions unanswered about roof condition, moisture, building services and previous repairs. An inspection provides a more detailed assessment of the accessible property.

We record the areas that could not be inspected, so the limits of the assessment are as clear as the findings.

An inspection before purchase helps you consider condition and likely works while making your decision. After purchase, an assessment can still help prioritise repairs and further investigation.

  • Cracking and distortion in accessible structure
  • Moisture-related defects and their likely sources
  • Electrical installation condition within the agreed scope
  • Roof coverings, junctions and rainwater drainage
  • Drainage and private water systems, where accessible
  • Alterations and extensions, assessed physically

What we inspect

Accessible building elements and agreed diagnostic checks

We assess accessible building elements and services within the agreed scope, using a systematic visual inspection and appropriate diagnostic checks. We record areas that could not be inspected and identify any need for more detailed investigation.

Structure and movement

Assessment of accessible structural elements and visible signs of cracking or distortion. Concealed components, foundation details and the progression of movement may require separate investigation.

Roof and waterproofing

Accessible coverings, junctions, chimneys and rainwater drainage, with drone imagery where included in the quotation and safe and permitted to obtain.

Damp and moisture

Assessment of moisture concerns using visible observations and appropriate measurements, with likely causes, limitations and recommendations for further investigation.

Electrical installation

Assessment of accessible electrical components and agreed installation tests, with recorded results and limitations. The quotation confirms the testing scope.

Plumbing and drainage

Accessible supply and pipework, drainage runs, sewer connection or fossa séptica, tanks and pumps, assessed for visible condition within the agreed scope.

Windows, doors and joinery

Condition, operation, glazing, seals, shutters and security, and the materials they are built from.

Ventilation and indoor conditions

Accessible ventilation and the conditions that contribute to condensation. Any additional monitoring is a separate arrangement, agreed before the visit.

External works and boundaries

Terraces, retaining walls, drainage falls, pools and pool plant, outbuildings and site drainage, assessed for accessible physical condition.

Be clear about this

What the inspection does not cover

Observations of boundaries, drainage and private water systems relate to accessible physical condition. Legal boundaries, approvals, title and any specialist sampling or laboratory analysis are separate matters unless expressly included.

Our inspections assess accessible areas and the conditions present at the time of the visit. Furniture, stored items, fixed finishes, weather and disconnected services can limit the assessment. We record material limitations and recommend further investigation where needed. A non-invasive inspection cannot guarantee that every concealed defect will be identified.

Local construction

Assessing the property in front of us

Construction methods vary between countries and between individual Portuguese properties. We explain the building’s materials, condition and relevant risks without assuming that you already know the local terminology.

Our assessment is tailored to the age, construction, exposure and condition of the property rather than a general assumption about Portuguese buildings.

Relevant concerns may include moisture and ventilation, older masonry and its behaviour, concrete deterioration in exposed locations, terrace waterproofing, private drainage and water supplies, and alterations made to the original building. Which of these apply depends on the property.

Property types

What we inspect

The approach is the same; the relevant risks are not. An apartment, a quinta and a part-completed new build each raise different questions, and the scope is agreed accordingly.

  • Apartments and condominium property
  • Villas and detached houses
  • Townhouses and terraced property
  • Rural properties and quintas
  • Renovation projects and ruins
  • Historic buildings
  • New build and off-plan purchases
  • Investment and holiday-let property

Timing

Arrange the inspection before you are committed

Where possible, arrange the inspection before signing the CPCV — the contrato promessa de compra e venda — or making another binding purchase commitment. Your Portuguese lawyer should advise on the contract, any deposit, conditions and relevant deadlines.

Findings available before signing can inform discussions about condition, price and repairs. An inspection can still be useful after a contract has been signed; your lawyer should advise on the options available under that agreement.

If your timeline is already tight, tell us when you enquire. We will confirm honestly whether the timetable is achievable rather than take the booking and hope.

Your report

Observations, likely causes and recommended next steps

For issues identified within the agreed scope, we explain what was observed, the likely cause, the significance and the recommended next steps, with indicative cost guidance where appropriate. Cost guidance is indicative and intended for planning; detailed quotations may be needed before works are commissioned.

We agree the reporting timetable with you when we quote, so it fits the property and your own deadlines.

  • Detailed written observations in plain English
  • Relevant photographs and measurements where obtained
  • Thermal images and instrument data where relevant
  • Significance of each finding explained
  • Recommended next steps in priority order
  • Indicative cost guidance where appropriate
  • Limitations and further investigation stated
  • Reporting timetable agreed when we quote

How it works

The inspection process

Enquiry, scope and quotation, inspection, report, follow-up discussion.

Enquiry

Send the property address, listing link, construction details or a short description of your concern, with any deadlines you are working to.

Scope and quotation

The expected visit duration and testing scope are confirmed in the quotation, and depend on the property’s size, condition, access and agreed scope.

Report and follow-up

A detailed written report, on a timetable agreed with you when we quote. We remain available afterwards to answer questions on the findings.

Pricing

A fee agreed before we begin

Pricing depends on the inspection type and property type. The scope and price are confirmed in your individual quotation before booking.

FAQ

Frequently asked questions

How much does a pre-purchase inspection cost?

Pricing depends on the inspection type and property type. The scope and price are confirmed in your individual quotation before booking. Send us the listing and we will provide a quotation.

How long does the inspection take?

The time required depends on the property’s size, condition, access and agreed inspection scope. We confirm the expected visit duration when preparing your quotation.

How soon will I get the report?

We agree the reporting timetable with you when we quote. Tell us any deadline you are working to and we will confirm what is achievable.

Can you inspect if I am not in Portugal?

Yes. We can inspect on your behalf and explain the findings afterwards. Tell us your deadline when you enquire so that we can confirm the visit and reporting timetable. A live walkthrough can be discussed in advance where practical.

Is this the same as a valuation?

No. A valuation provides an opinion of value. A property inspection focuses on condition, observed defects and recommended actions. One should not be treated as a substitute for the other.

Will the report help me renegotiate?

The findings can support discussions about price, repairs or purchase terms. They may also help you decide not to proceed. The report does not guarantee a price reduction or recovery of the inspection fee.

Buying in Portugal? Send us the property.

Send the listing link, the address or a short description of your concern. We will confirm the scope, fee and timetable before booking.
