Where to start

Which one do you need?

For buyers, a pre-purchase inspection provides an assessment of accessible areas of the property, including the main building elements and services within the agreed scope. It is best arranged before a binding purchase commitment where possible.

The other services exist for when the question is narrower. You already own the property and something specific is wrong. You are taking handover of a new build and need a record of observed defects. An earlier assessment has flagged one issue and you want it investigated before you spend money on it.

Pre-purchase inspection

Assessment of accessible building elements and services before purchase, with clear findings, repair priorities and indicative cost guidance within the agreed scope.

Snagging and handover

Inspections of new builds and completed renovations, with a photographed record of observed defects and incomplete work to support handover discussions and follow-up.

Damp and mould surveys

Investigation of moisture-related defects using building observations and appropriate measurements, with likely causes, practical recommendations and any need for further investigation stated clearly.

Electrical inspections

Assessment of accessible electrical components and agreed installation tests, with recorded results, limitations and recommendations. The quotation confirms the testing scope.

Structural condition assessments

Non-invasive assessment of visible structural concerns, including cracking, distortion and concrete deterioration, with recommendations for further investigation or an engineer’s assessment where required.

Roof and drone inspections

Assessment of accessible roof coverings, junctions, waterproofing details and rainwater drainage. Drone imagery may be used where suitable, safe and permitted.

Technical due diligence

The physical building compared with the documents supplied, so apparent differences between what is built and what is registered are on the table before you commit.

Renovation surveys and building advice

What is sound, what has to be replaced, the order the work needs to happen in, and indicative cost guidance for planning a project.

Plumbing and drainage

Where the water comes from and where it goes. Supply, pipework, drainage runs, fossa séptica and soakaway, boreholes, tanks and pumps.

Post-purchase defect inspections

An independent assessment where a defect has appeared after purchase, or where work you paid for has not been done properly.

Thermal imaging, moisture metering, drone, electrical test equipment and endoscope — what each one shows, and what it cannot tell you on its own.

We agree the reporting timetable with you when we quote. We are available afterwards to talk the findings through.
